Our fees and commissions
All services that our Company provides to its clients are related to the respective fees and commissions. The amounts of these fees are fixed and the Agency is constantly aiming to follow the requirements and the needs of the clients who are interested in the purchasing of real estate, by constantly widening the range of its services. To get the attention of foreign investors and to retain the interest of clients who have already used our services, Top Bulgarian Real Estate. Makes a number of discounts and promotions, related to the amount of these fees and commissions only to our clients.
1/ Agency commission – becomes due after each purchase of a real estate, accomplished through our agency, and is paid immediately after the signing of the Errand Agreement for the purchase of a property between the buyer and the agent and at the payment of the relevant deposit – the fee is 3% of the selling price of the property of minimum 500E.
2/ Company set up fee – is payable for consultations and the co-operation of our lawyers for the registration of a Company in Bulgaria, which is one of the compulsory conditions for the purchase of land by a non Bulgarian citizen according to the Bulgarian legislature – the fee is 500E and it is obligatory to deposit a definite share capital to the account of the newly set up Company, which can be used afterwards as the final payment for the purchase price of the property.
3/ Transportation fee – we offer two options for the organization of your viewing trip. One of them is to use our company car. In this case the client pays the respective fee of 0.20 Euros per kilometre. If the client buys a property through our agency this fee will not be charged, as the first 200 km passed from our closest office, who has organized the viewing trip, are at the expenses of the Company.

4/ Fee for preliminary viewing of the state of a certain property – the fee is 250 Euros + the transport charges in both directions from our closest office to the property – we supply a written report, pictures and an expert assessment from an independent specialist of the current state of any real estate selected by the client, not depending whether it is already purchased or not. This report can be used as a consultation before the purchase or the renovation of a property which has attracted the attention of the client.
5/ Fee for property search service according to the requirements of the client on the whole territory of the country – the fee is 300E + the transport charges to 5 properties in both directions. These properties are selected by the personal agent of the client, after obtaining comprehensive criteria from the client. For this fee, the client receives a comprehensive video film for each one of the properties. It will feature the property from outside, inside, the surrounding area in which it is situated, including impressions of the agent and consultations with a building specialist for eventual reconstruction activities, if there is need of any. All this will be organized in a written report.
6/ Detailed description and video material - the fee is 100 EUR + transport charges of 0.20 Euros per kilometre in both directions. Preparing a detailed description and additional video material for a selected property regardless of its location, by specialists with a view of the properties more realistic representation, this service is aimed at the client who has a serious interest in purchasing a property but may be unable to travel to Bulgaria.
